How to Buy REITs on Zerodha: Step-by-Step Guide (2026)

REITs are listed on the NSE just like stocks. So if you already have a Zerodha account, you can buy Embassy REIT or any other Indian REIT in under two minutes. Here is exactly how to do it.

Before You Start: What You Need

You need two things:

If you do not have a Zerodha account yet, sign up at zerodha.com. The account opening takes a day or two. Come back once you are set up.

The -RR Suffix: How REITs Appear on NSE

This trips up a lot of first-time buyers. REITs on NSE do not trade under a plain ticker. They use the -RR suffix and belong to the "SM" series.

Here are the five listed Indian REITs and their exact symbols:

REIT NSE Symbol
Embassy Office Parks EMBASSY-RR
Mindspace Business Parks MINDSPACE-RR
Brookfield India Real Estate BIRET-RR
Nexus Select Trust NXST-RR
Knowledge Realty Trust KRT-RR

When searching on Kite, you can type the full symbol with -RR or just the base name. Kite will show you the right instrument.

Buy REITs on Grounded (Easiest Way)

Grounded lets you compare all 5 REITs, pick the ones you want, and place the order on Zerodha in one flow. No juggling multiple tabs or looking up symbols.

Step 1: Browse REITs

Go to grounded-beige.vercel.app and scroll to the "Start Investing" section. You'll see all 5 REITs with live NSE prices, distribution yields, occupancy, XIRR, and key tenants.

Step 2: Add to Basket

Click "Add to basket" on the REITs you want. You can add one or all five. A floating basket button appears at the bottom right.

Step 3: Set Quantity

Open the basket sidebar. Use the +/- buttons to set how many units of each REIT you want. The estimated total updates in real time based on live prices.

Step 4: Place Order

Click "Place order on Zerodha". This opens Zerodha's order screen with all your REITs pre-filled. Log into your Zerodha account, review, and confirm. Done.

Your basket is saved even if you close the browser. Come back anytime and your draft order is still there.

Note: Orders can only be placed during NSE market hours (Mon-Fri, 9:15 AM to 3:30 PM IST). Grounded checks this for you and shows the market status before you place the order.

Alternative: Buy Directly on Zerodha Kite

If you prefer using Zerodha Kite directly, here's how:

  1. Open kite.zerodha.com or the Kite app
  2. Search for the REIT with the -RR suffix (e.g. EMBASSY-RR)
  3. Click Buy
  4. Set quantity (minimum 1 unit)
  5. Order type: Market (or Limit for a specific price)
  6. Product: CNC (delivery, not intraday)
  7. Submit. Units appear in your holdings after T+1 settlement.

Important: always use CNC, not MIS. MIS is for intraday and your position gets squared off at end of day.

Setting Up a Daily/Weekly REIT SIP

Want to auto-invest in REITs? Zerodha has a built-in Stock SIP feature:

  1. Go to Kite > Orders > SIP
  2. Search for the REIT symbol (e.g. EMBASSY-RR)
  3. Set frequency: daily, weekly, or monthly
  4. Set quantity per installment
  5. Save. Kite auto-places the buy order on schedule.

This is how you do ₹500/day into real estate. One Embassy unit costs ~₹430. Set a daily SIP for 1 unit and you're building real estate wealth every single day.

A Few Tips Before You Buy

Buy Before the Ex-Distribution Date

REITs pay out quarterly distributions (like dividends from rental income). To receive a distribution, you need to hold the units before the ex-date. Grounded shows upcoming ex-dates so you do not miss them.

Always Use CNC, Not MIS

This bears repeating. CNC keeps the units in your demat. MIS squares off your position by 3:20 PM. You want CNC for any investment.

Place Market Orders During Market Hours

NSE trading hours are 9:15 AM to 3:30 PM IST, Monday to Friday. Market orders placed outside these hours will either be rejected or sit as pending. Use limit orders if you want to place orders in advance.

Zero Brokerage on Delivery Trades

Zerodha charges zero brokerage on CNC delivery trades. You only pay the standard statutory charges (STT, exchange fees, GST). For most REIT purchases these come to well under 0.1% of your order value.

Frequently Asked Questions

Can I buy REIT SIP on Zerodha?

Yes. Use the SIP feature under Orders on Kite. Set it to daily, weekly, or monthly and pick your REIT symbol with the -RR suffix.

What is the minimum investment in a REIT on Zerodha?

One unit. As of early 2026, that is roughly Rs 300 to Rs 500 depending on the REIT. Check live prices on Grounded or Kite.

Why do I see -RR at the end of the REIT name?

NSE uses the -RR suffix to identify REIT units. They trade in the SM (small and medium) series. This is just how the exchange categorizes them.

Is it safe to buy REITs on Zerodha?

Zerodha is a SEBI-registered broker and one of India's largest. Your demat account is held with CDSL or NSDL, independent of Zerodha. REITs themselves are regulated by SEBI under the REIT Regulations, 2014.
